A container clears at Elizabeth on a Thursday afternoon and your receiving customer cannot take delivery until Monday morning. A supplier ships early and your own warehouse has no floor space until the outbound goes on Friday. A trade show load comes back and needs somewhere to sit for three weeks before the next event. None of these are storage problems in the long term sense. They are timing problems.
Long term warehousing contracts are the wrong tool for a timing problem. They come with minimum terms, minimum square footage and a commitment that outlasts the situation by years. What is actually needed is a dock and some floor space for a defined period, in the right location, handled by people who will also move it when the time comes.
Our Newark location covers exactly that. Freight can come off a container or a truck, sit for as long as it needs, and go out on our own vehicles when the receiving end is ready. There is no second carrier to coordinate with and no handover where accountability gets fuzzy, because the same company is holding it and delivering it.
Cross-docking is the faster version of the same idea. An inbound load arrives, gets broken down and immediately redistributed onto outbound vehicles for delivery the same day. Nothing is put away and nothing is picked. For distributors moving volume into the metro, it removes a whole storage step and often a whole day of transit.

What drives the price
No published rate card, and here is the honest reason why.
Any rate card broad enough to cover every job in this metro would have to be priced for the worst case, which means overcharging most customers. We quote the actual job instead.
These are the factors that move the number. Nothing else gets added afterwards, and the quote you agree is the invoice you receive.

What is the minimum amount of space or time I can book?
There is no long minimum term. We handle everything from a few pallets for a weekend to a larger footprint for a seasonal period. Tell us the volume and the dates and you will get a number for that, not for a year.
Can you unload a container for me?
Yes. Devanning is one of the main reasons customers use the Newark space. The container comes to us, we unload and check it against your paperwork, and the contents either sit with us or go straight back out on our vehicles as individual deliveries.
Is my freight insured while it is stored with you?
Goods in our care are covered, with the limits confirmed against the declared value before anything arrives. For higher value loads tell us the value up front so the right arrangement is in place from day one rather than after the fact.
Do I have to use you for the delivery as well?
No, though most customers do because it removes a handover. If you want to collect with your own vehicles or send another carrier, that is fine. We just need reasonable notice so the freight is staged and ready when they arrive.
